SCREENING CRITERIA
We are a small, family‑operated business, and we handle all screening and leasing in‑house. We do not use Zillow’s application documents or Zillow’s lease forms.
We accept valid portable tenant screening reports (generated within the last 30 days and meeting Colorado statutory requirements). If you provide a valid portable report, no application fee is charged.
If you do not provide a portable report, our in‑house screening fee is $49.95 per applicant, which reflects our actual screening cost.
We require all applicants to view the property in person before submitting an application so they can evaluate the condition and suitability firsthand. Virtual tours can be arranged if a disability prevents an in-person tour.
Before applying, please review our screening criteria below.
1. Identity Verification
• Valid government ID required
• Information on the application must match the ID and the screening report.
2. Income Requirements
• Minimum income: 2X monthly rent
• Income must be verifiable through pay stubs, employer verification, tax returns, or bank statements.
• Self‑employed applicants must provide 2 years of tax returns or 3–6 months of bank statements.
3. Credit Standards
• Minimum credit score: 675. This is negotiable if a qualified cosigner signs a cosign agreement.
• No unpaid landlord debt
• No open utility collections
• No recent bankruptcy (within 1–2 years)
• No pattern of late payments in the last 12 months
4. Rental History
• Verified rental history required
• No evictions in the last 7 years (per Colorado law)
• No outstanding rent balances
• No major lease violations
• Positive landlord reference preferred
5. Criminal History
• Evaluated per Colorado’s legal limits
We may consider:
• Violent felonies within the last 7 years
• Property‑damage or drug‑related felonies within the last 7 years
• Lifetime sex‑offender registration
6. Pets (If Applicable)
• Pet rent: 1.5% of monthly rent per pet per month, max 2 pets permitted
• Pet deposit: $300 per pet for the lease term
• No aggressive behavior or property damage history
• Emotional Support Animals must be validly certified
7. Occupancy Limits
• Standard occupancy: Maximum 2 persons per bedroom
• Must comply with local Boulder and Colorado housing codes. No short term rentals permitted, no rentals for Sundance Film Festival permitted.
8. Application Fee Rules
• No fee if applicant provides a valid portable report
• If no portable report is provided, in‑house screening fee is $49.95 per applicant.
• Fee reflects actual screening cost and is non‑refundable once screening begins.
• If denied based on screening information, applicant will receive an FCRA Adverse Action Notice.
